Facility management : improved organisation of you corporate services

Following the award of a major contract, the facility needed to increase assembly throughput in order to keep to a very tight schedule. Faceo was asked to develop Facilities Management optimization and Asset Management Plan with the following objectives :

- Identify maintainable assets and establish what condition they were in
- Prioritize maintenance
- Bring some previously outsourced service work in-house
- Identify training needs and propose a training plan
- Establish a computerized management maintenance system

Technical maintenance: a key service

The following techniques were used to deliver the above : Asset Defense Planning, criticality analysis, failure mode effect analysis, training needs analysis and H S and E issues analysis.

A plan was developed that demonstrated that the maintenance focus should be on less than 25% of the asset groups. It also highlighted that two assets that had not previously been considered were critical to the assembly process, and their future programmed maintenance was pivotal in the delivery of the new contract.
